Your apartment wants a certificate of insurance. What is that?

If your leasing office has asked for a COI and you have never heard of one, you are completely normal, and this takes about two minutes to sort out.

What it is

A certificate of insurance is a one page document from your mover's insurer confirming the mover is insured, for how much, and over what dates. Apartment buildings ask for it because if someone puts a sofa through a lobby window, they want to know whose insurance is paying.

What buildings usually want on it

Most want general liability, workers' compensation, and the building's management company named as a certificate holder. Some want to be named as an additional insured, which is a slightly different thing and takes a little longer, so it is worth asking your leasing office which they need.

How to stop it delaying you

Ask for it when you book, not the week of the move. Leasing offices keep office hours and moving day does not, and a building is entirely within its rights to refuse to let a crew work without one on file. Give us the complex name and the email address, and we send it straight over.

Do I need a deposit?

No. Nothing is held on your card and nothing leaves your account when you book. You pay at the end, once everything is unloaded and where you want it.

What if I need to cancel or move my date?

Call the office and we will take care of it. There is no cancellation fee and no charge to move your date, because there is no deposit sitting there to argue about.

When is payment due?

At the end of the move, once the work is finished. We total it up with you before anything is collected, so you see how the number was reached.

Which payment methods can I use?

Card or cash. Tell the office if you need to do something different and we will work it out before the day.

How is the final bill worked out?

Two hour minimum, then to the nearest fifteen minutes at your agreed rate.

The clock starts when your buddies reach your door and stops when the work is done. Driving between your pickup, your drop-off and any extra stops counts. Driving to you from our warehouse does not.

Are there charges beyond the hourly rate?

No. Anywhere in the Dallas area the hourly rate is the whole bill. The truck, the fuel, the blankets, the equipment, the stairs however many flights, and the tax are all in it.

The one exception is a move outside the Dallas area, which carries a truck fee, and we tell you what it is before you book.
